This paper researches the determinant factors in the demand for apartments, evidencing
statistically significant differences in the demand for a sample of 427 individuals. There
are differences in preferences according to gender, age, income and educational levels.
The factor analysis reveals four determinant factors for the demand for apartments:
negative externalities, positive externalities, location of business in the ground-floor and
proximity to public services. Essentially people seek to move away from negative
externalities and wish to have a house close to positive externalities. Real estate
developers should be aware of these preferences in their efforts to fulfill their customers’
